*** RAI RentDirect for Property Management Companies ***

Effective: January 2006

This Special Program is intended for existing NCOB SuperSite Sponsors who rent property on behalf of their property owners (property management companies). It allows the Sponsor to offer outside ‘RentDirect’ advertising and exposure to property owners at attractive rates on the number 1 Outer Banks internet site at a fraction of the cost. Availability and on-line bookings of rental units are handled thru links from the NCOB RentDirect Program to the property’s page on the property management company’s website. NCOB thereby provides additional advertising and exposure for the property owner outside the rental company’s internet site.

NCOB RentDirect Option for NCOB SuperSite Sponsors

Place your rental units in the NCOB RentDirect Program and rent them using your availability and on-line booking system.

1) Advertise and take reservations throughout the year .. approximately 20,000 NCOB visitors requested information on Outer Banks cottage rentals last year.

2) Maintain unit availability and book on-line using your existing booking system (RAI availability and booking programs are available should you wish to upgrade .. call us for details).

3) Handle bookings directly with the renters either on-line, by phone or rentdirect@yourcompany.com.

4) Provide a special rate to your property owners only available thru your company (as an existing NCOB SuperSite). We bill you, you bill your property owners .. a one year minimum agreement is required.

RentDirect Program includes:

1) Listings throughout NCOB (Who's Who, Shopping Village, etc.)

2) Single page presentation with up to 5 images per property

3) Your Rate Chart and Contact Information

4) Links directly to property page on rental company site to check availability and book on-line.

5) Property Management Company receives NCOB cottage rental inquiries via automated NCOB E-mail Centre.

Standard Fee Structure for RentDirect Program (for reference) .. uses RAI’s Lite Reservations Program for owner posting and maintenance of availability information:

$200 set-up fee (one time)

$550 per year (paid annually)

NCOB SuperSite Sponsor's Fee Structure*:

Two to Four properties = $300 per year + $100 set-up fee (per property)

Five or more properties = $200 per year + $100 set-up fee (per property)

Optional Automated Response is $50 per month (RAI SuperLite Reservations Program or greater required).

Optional RAI’s SuperLite Reservations Program: add $15 per month and one-time setup fee of $500 (this program offers many more on-line management capabilities than the standard RAI Lite Reservations Program .. includes reservations reports, accepting credit card deposits on-line, review and manage individual reservations, notations on individual reservations ). Another option is the RAI Pro-M Reservations Program which offers administration of multiple rental properties .. if you are interested in the Pro-M Reservations Program contact us. Prices will vary based upon the number of properties you need to administer and other database capabilities that can be included in the system.

NCOB received nearly 23 Million Unique Visitors and processed approximately 100,000 visitor inquiries last year, over 20,000 of which indicated an interest in Cottage Rentals. If you'd like additional information, we encourage you to call us at 252-332-2235. The next step would be for RAI to send you an Agreement (one year minimum). We use your photos and text description of the property (including rate and contact information) in preparation for development of your presentation within NCOB.

IMPORTANT NOTICE:

Prices and descriptions presented herein are subject to change without notice by RAI. Written estimates are provided upon request. Invoices are submitted quarterly. Your initial invoice will include the first quarter's file server fees, initial setup fees, 20% of your development time estimate – if any (billed at $85 per hour) and appropriate options. All contracts are subject to RAI review and approval prior to acceptance. Acceptance of RAI's Acceptable Use Policy is required.

Subscriber agrees that Ruffin Associates, Inc. shall not be liable for loss of service or other outage, damage to data, software or equipment, or any other loss, damage, expense or inconvenience. Subscriber further agrees that under no circumstances shall Ruffin Associates be liable for any incidental, consequential, or indirect damages and Subscriber waives all claims against Ruffin Associates, Inc. whether in contract, tort or strict liability, for damages, losses, or injuries in connection with or arising out of this or any other Agreement.
